Online estimates can be helpful, but they’re just the beginning. Here’s what really goes into calculating your home’s value:
1. Comparable Sales (a.k.a. the CMA): I run a Comparative Market Analysis that looks at similar homes nearby - Same style, size, age, and location.
2. Market Conditions: Inventory, buyer demand, interest rates, and even the time of year can affect your home’s value.
3. Condition + Upgrades: New roof? Updated kitchen? Bonus points. Deferred maintenance? That gets factored in too.
4. Location, Location, Location: A great school district, quiet street, or walkable neighborhood can give your home a value boost.
5. Emotion (yep, it matters): Some buyers fall in love - And that can impact the offers you get.
